SOCAM Asset Management Limited (SAM), a wholly-owned subsidiary of Shui On Construction and Materials Limited (SOCAM), is the Investment Manager of China Central Properties Limited (CCP), and undertakes the management of CCP's current property projects and any future investments, including the negotiation on and acquisition of potential assets, project management, financing, as well as sales, leasing and marketing. SAM has assembled an investment and project management team which has many years of experience in China's property market and draws on the integrated capabilities of SOCAM, including project identification, acquisition, deal structuring, construction and project management.

Huapu Centre, Phase I, Beijing


The Huapu Centre, Phase I is a Grade-A commercial complex located in the prime commercial and business district in Beijing. It consists of two office towers, each 24-storey high on a nine-storey podium, and will offer a GFA of approximately 127,500 square metres.


Shengyuan Centre, Beijing

The Shengyuan Centre is a Grade-A office development located in the Lufthansa business district in Beijing. It consists of a nine-storey tower and an 18-storey office tower, and will provide a GFA of 42,400 square metres based on the existing plot ratio of three.


Fengqiao Villas, Beijing

The Fengqiao Villas are a luxury residential development located in the suburban area of north-eastern Beijing. This project comprises 86 western-style villas of three or four storeys each and a clubhouse, with a total GFA of 48,500 square metres.


Xiwang Building, Dalian

The Xiwang Building is Grade-A office tower located in the city centre of Dalian. It has a total GFA of 88,370 square metres, comprising a 40-storey commercial building with three levels of basement. The construction of Xiwang Building was completed in December 2006 and approved by the relevant government authority in February 2007.


Central Point (formerly known as Huitong Building), Chengdu

The Central Point is located along Ren Ming Road South Section, the new central business district of Chengdu. Phase I of the Central Point comprises two existing towers of 35 storeys (with four additional basement levels) and 16 storeys (with two additional basement levels) respectively. Phase II will comprise a new tower. Upon completion, it will provide a GFA of 102,000 square metres of commercial, retail, service apartments/hotel and car parking spaces.
 


Central International Plaza (Blocks A and C), Qingdao

The Central International Plaza is located in the central business district of Qingdao. It consists of two towers - one for offices and the other for residential units - built on a three-storey podium with two basement levels, offering a GFA of approximately 64,000 square metres.


Ruiqi Building, Chongqing

The Ruiqi Building is located at the central business district of Chongqing. The total gross floor area of this building is approximately 86,000 square metres, comprising a 24-storey residential tower, and a nine-level commercial/retail podium.


Haomen Apartment, Chongqing

Haomen Apartment is located at Minsheng Road, Yuzhong District, which is the central business district in Chongqing. The current development plan of Haomen Apartment is to build a 26-storey luxury apartment tower of 8,710 square metres with a 6-level retail podium (3,270 square metres) and a 2-level basement car park (1,090 square metres) providing 28 car parking spaces. The total gross floor area is about 13,070 square metres.


Nanyang Building, Chongqing

Nanyang building is located at Nanping Road North, Nanan District. Nanyang Building is comprised of a 26-storey high grade residential tower of 27,252 square metres, a 2-level retail podium of 2,857 square metres and one basement level providing 40 car parking spaces. The total gross floor area is about 32,117 square metres.


Qianxinian Building, Chongqing

Qianxinian Building is located at Guanyinqiao, Jiangbei District. The total gross floor area of this building is approximately 33,170 square metres. The current development plan is to build a 21-storey grade B office tower of 19,045 square metres, an 8-level retail podium with 10,663 square metres and 2 basement levels providing 67 car parking spaces.



Shenyang Central Plaza, Shenyang

The Central Plaza is located in the Golden Corridor and the Huanggu District, the administrative centre of Shenyang. Total gross floor area of this project on completion will be approximately 243,000 square metres, comprising a 4-level podium, three residential towers, a hotel/serviced apartment tower as well as an office block.



Chuangyi Centre, Guangzhou

The property is located in a well-established residential and commercial district of Tianhe in Guangzhou. The total gross floor area of this composite building is approximately 100,000 square metres. The current development plan is to build four residential towers, a 6-level retail podium plus three basement levels.
